Redgranite's Development Incentives Page

The Village of Redgranite offers very aggressive Developer's Incentives to locate businesses and improvements to our Village. This Page will touch on just a few of the things that we can offer or have offered to developers. We encourage developers to contact the Village Clerk or a member of the Economic Development Committee to talk about specific needs.

In 1998, The Village of Redgranite created 2 separate Tax Incremental Finance Districts (TIF Districts). These TIF Districts were set up to spur development immediately in the Village of Redgranite. To do so, the Developer's agreements were created to be "front-end" loaded. In other words, the sooner the tax base or jobs were created the more incentives were offered.

TIF #1 is located along STH "21" and stretches from The East end of the Village to near Kwik-Trip on the west end. It is mainly Commercial and Residential Development areas. This has been the most active TIF since the inception of our TIF Programs in Redgranite.

TIF #1 has assisted in the successful completion of the following projects:

Corporate Plaza East

Redgranite Car Wash

Redgranite Professional Building (Clinic)

Farmers Exchange Bank

Duplex Project behind Pickle Factory

Wood Street Apartments

Preston Place Retirement Community

Thielman Condo Development on Preston Lane

Hometowne Inn and Suites (41 room motel)

Good Kids Daycare facility

TIF #2 is structured to assist in locating new businesses into our Industrial Park located across from the new prison in Redgranite. In TIF #2 the Village is offering a very aggressive developer's agreement and/or land at a very small price to encourage industrial development. The sites have water and sewer, and are ready to build, with 3 phase Electric available. Please contact a member of Redgranite's Economic Development Committee for more details.
